- Simple Fee Structure – We have a simple per door monthly fee and commission structure.
- Accurate Statements – Timely, accurate statements each month.
- Rental Payments – We collect rent and electronically remit proceeds to owners each month in an accurate and timely fashion.
- Year End 1099s – At year end we send out computer generated 1099’s along with a cumulative statement of your account.
- Utilities – Tenants are responsible for utilities. We will assist tenants in the transfer of utilities and ensure the transfer is completed in a timely manner. Prior to any move-out we will then assist owners with the transfer of utilities back to their name so there’s no interruption in service.
- Tenant Screening – We have strict tenant screening and selection standards. We perform a thorough background check, credit check through Experian, confirmation of prior rental(s), and employment verification.
- Security Deposits – We collect a security deposit equal to one month’s rent or more, along with any applicable pet deposits.
- Repairs and Maintenance – Owners are consulted concerning any major repairs. We only use qualified, experienced and price-competitive vendors for all repairs and maintenance.
- We charge $75 a month per unit.
- We also charge 1/2 the first months rent for leasing out any unit.
- Free electronic transfer of rent funds.
